BIDDING WAR or BARGAIN? July 2026 SW Raleigh & Chapel Hill Market Update

The latest Raleigh real estate market update shows just how different conditions can be from one community to the next. Some homes are still attracting multiple offers within days, while others are sitting long enough for buyers to negotiate a better price. Across the SW Raleigh suburbs, the outcome often depends on the neighborhood, the condition of the home, and how accurately it was priced.

Months of Supply

Cary, Apex, and Holly Springs remain among the tighter markets in the area. Cary currently has two months of supply, while Apex sits at 2.2 months. Holly Springs is even more competitive at just 1.9 months of supply.

These numbers suggest that sellers still have an advantage, especially when a home is well prepared and located in a desirable neighborhood. Buyers searching for SW Raleigh homes in these areas should expect strong competition for the best listings.

Other communities are offering more breathing room. Morrisville has 5.5 months of supply, while Fuquay-Varina has 3.7 months. Chapel Hill is holding steady at three months, but Carrboro has climbed sharply from 1.4 months to 4.4 months. That jump may create new opportunities for buyers who have been waiting for more leverage.

Resale Homes Statistics

Homes in Cary and Holly Springs continue to move quickly, averaging just eight days on the market. In Cary, 25% of listings had a price reduction, and homes sold for 98.4% of their asking price. Holly Springs posted a 98.5% list-to-sales price ratio, with only 17% of homes receiving a price cut.

Apex homes averaged 13.5 days on the market, with 25% seeing price reductions. The average list-to-sales price ratio was 97.9%.

Negotiations are more common in Fuquay-Varina and Morrisville. Fuquay-Varina homes averaged 15 days on the market, with one-third receiving price cuts. Morrisville recorded a 38% price-reduction rate and a 97.3% list-to-sales price ratio.

The contrast becomes even clearer in Chapel Hill and Carrboro. Chapel Hill homes averaged 15.5 days on the market, while Carrboro listings sat for 32 days. About one-third of homes in both areas received price reductions, giving buyers more room to negotiate.

Homes Sold Over List Price

Multiple-offer situations are still happening, but buyers do not always need to make extreme bids. In Cary, the average winning offer was 3.6% above asking, while the highest reached 14.6%.

Average premiums were 3.2% in Morrisville and Carrboro, 2.7% in Chapel Hill, 2.5% in Apex, 2% in Holly Springs, and 1.8% in Fuquay-Varina.

For most standard homes, an offer around 2% to 3% above asking may be competitive. Larger bids should usually be reserved for rare properties that meet nearly every item on a buyer’s wish list. This real estate market update makes one point clear: panic bidding is rarely the best strategy.

Median Sales Price (June 2026)

Median single-family resale prices varied significantly across the market. Chapel Hill recorded the highest median at $780,000, followed by Cary at $767,500, Apex at $724,950, and Morrisville at $715,000.

Carrboro’s median price was $649,000, while Holly Springs came in at $635,000. Fuquay-Varina remained the most affordable of the group, with a median resale price of $499,000.

These differences give buyers several options depending on their budget, preferred location, and willingness to compete.

Final Thoughts

Buyers looking for bargains should focus on homes that have been sitting longer, need cosmetic improvements, or were priced too aggressively. The most attractive listings in the best neighborhoods may still draw multiple offers, but overlooked properties can create meaningful negotiating opportunities.

Sellers also need to be realistic. Low inventory alone does not guarantee a bidding war. Homes must be priced strategically, presented well, and marketed according to current neighborhood conditions.

Across the SW Raleigh suburbs, success depends on understanding the local numbers rather than relying on broad market headlines. Buyers and sellers who study the data and work with a knowledgeable local agent will be in a much stronger position to make the right move.
