October 2026 Raleigh Housing Market Update: Where We'd Buy and Sell Right Now

Is the Raleigh housing market slowing down, or are buyers finally getting more negotiating power? The October 2026 Raleigh housing market update shows that the answer depends on where you're looking. While some towns favor sellers, others are seeing more price reductions and longer days on the market.

Here's what buyers and sellers should know about the Raleigh real estate market in 2026, including Cary, Apex, Holly Springs, Fuquay-Varina, Morrisville, Chapel Hill, and Carrboro.

Cary NC Housing Market: Homes Are Still Selling, But Pricing Matters

The Cary NC housing market remains relatively steady, with three months of housing supply and a median of 20 days on the market. That's slower than August but still faster than the 30-day median recorded last September.

However, there's an interesting difference between homes that sell quickly and those that don't. While the median time on the market is 20 days, the average is 35 days. This suggests that well-priced, move-in-ready homes continue to attract buyers, while others struggle to generate interest.

For sellers, preparation and pricing can make a significant difference. Buyers are comparing properties carefully, and homes that need updates may have difficulty competing with similar, renovated listings.

Apex NC Housing Market: Buyers Have More Negotiating Room

The Apex NC housing market experienced one of the biggest shifts this month. Nearly 49% of sellers reduced their asking prices, compared with 37% the previous month.

Homes also took a median of 28 days to sell, double August's figure. Despite these changes, Apex still has just 2.5 months of housing supply, which technically places it in seller's-market territory.

What does this mean for buyers? Some sellers may be more willing to negotiate, particularly when their homes have been sitting for several weeks.

For sellers, the takeaway is equally important. The market isn't necessarily declining, but buyers are becoming more selective about what they're willing to pay.

Holly Springs and Fuquay-Varina: Two Very Different Markets

Holly Springs stands out as one of the strongest seller-friendly markets in this October update. Homes sold in a median of just 15 days, with sellers receiving approximately 99% of their original asking prices.

Buyers interested in Holly Springs should have their financing ready and move quickly when they find a property that meets their needs.

Fuquay-Varina tells a different story. With four months of housing supply, 54% of sellers reducing prices, and homes spending a median of 37 days on the market, buyers have more opportunities to negotiate.

The contrast shows why looking at individual towns matters more than relying on broad regional statistics.

Chapel Hill, Carrboro, and Morrisville Market Trends

Chapel Hill is also becoming more favorable for buyers. Housing supply increased to 5.4 months, while median days on the market rose from 27 to 37. Sellers received approximately 94% of their original asking prices.

Carrboro reached 6.6 months of supply, although the small sample of six sales makes it difficult to identify a reliable trend.

Meanwhile, Morrisville recorded 3.7 months of supply. With just 19 sales, its numbers also require careful interpretation, but accurate pricing remains essential for sellers.

Where Should You Buy or Sell in the Raleigh Area?

The October 2026 Raleigh housing market update highlights one important lesson: location, pricing, and preparation matter more than ever.

Heather favors Cary for sellers because of its steady sales activity, while Apex offers appealing opportunities for buyers. Nick also sees negotiating potential in Chapel Hill.

If you're planning to buy or sell, understanding your specific neighborhood can help you make better decisions. The Raleigh real estate market in 2026 isn't moving in one direction, and your strategy shouldn't be one-size-fits-all.
